Member questions addressed: timelines, offers, voting, design specs, and future maintenance concerns.

Today I begin to answer the questions that are sent by WhatsApp or email to me, in consultation with RDC + MC members. Please send me whatever questions you have on redevelopment, bidders, offers or the design plans. The design plan questions if it cannot be answered by us, I shall collate all together to answer in a meeting to be held soon.

1) As a member I want to say that please let's take whatever time is needed to complete these things properly. Why so much hurry and pressure? We should do things with deliberation and thought. Why doesn't anyone say this on that group.

 

We definitely do not want to rush into something that is so important to all of us and has long term implications. However, the collector sword hangs over our head, wherein the developer has to make an application by December, 2025 to avail of the 10% premium. The fear is that post December, the 10% premium could be increased.  We are forced to speed up things which in no way means that deliberation and thought will be bypassed.

 

2) Will any comparative analysis of the final offers which were opened on Sunday be shared with the members?

 

There is no comparative analysis of the commercial offers needed at this point as the offer is largely on additional area given. The offers were already shared in my previous post. Sharing again.

Supreme Sky: Area – 65% and now there are two deviations from our tender document

Rustomjee: Area – 91%, hardship compensation increased to Rs.11,000 per square ft and rent increased to Rs.200 per square ft.

Agami: Area – 95%, hardship compensation unchanged at Rs.10,000 per square ft and rent unchanged at Rs.195 per square ft.

 

3) Is there going to be any provision for voting for overseas members for the final builder selection?

 

We have already sent our request on this to the registrar. If the registrar gives permission, we can do online voting.

 

4) Can we ask the builders to comment on finished room to ceiling height of flats? It should be at least 9 to 10 feet after finishing.

 

In our tender we have already demanded it should be 3.35 Mt which is 11 ft. Developers have said we will get floor height of 10.5 floor to ceiling.

 

5) Projected maintenance amount. If we focus on open spaces in the colony and on minimal amenities perhaps that might even increase the luxury feeling of the development (open and green spaces are a rarity in Mumbai, banquet space is not a rarity). This will also reduce the expected approx Rs 50,000 maintenance.

 

I doubt maintenance is going to be that high. But nevertheless, it will be high. We definitely need to work out on how to reduce the maintenance for members. Our commercial area can help us to reduce our maintenance considerably like it has over the years with the rent from UCO Bank.
