Strong member turnout for presentations; Agami and Rustomjee improved offers as final selection nears.

It was an interesting day of presentations and more. But, before I go there, a big applaud to all those who attended the presentations and joined online. We had approximately 60 members (including family members) present at the Attrium in Oriana and approximately 23 persons who joined in online through the Zoom link. These numbers are approximations because people came in and went out at different points in time. 

 

There weren’t too many hiccups although the place got a bit stuffy as this wasn’t a proper auditorium with proper air-conditioning.

 

Both presentations were impressive and interesting. Agami came with a large team that included partners for the project. Agami demonstrated a serious effort to pull together a team to overcome its apparent weaknesses of inadequate financial strength and implementation capability of a large project. The presentation was led by Prashant Khandelwal, who is a partner in the firm. The Rustomjee presentation was led by Chandresh Mehta who is a Director and partner in the firm too.

 

The question and answer session was lively in both cases. With members asking Agami questions on capabilities and Rustomjee on design elements. The PMC, Mr. Dhargalkar also asked several questions to both.

 

On the design element - Rustomjee proposed 3 towers of 22 floors with each floor having 4 flats - that is 264 flats, an added 182 flats. Agami has proposed one tower of 225 flats.

 

The presentations ended with the opening of the final offer by the three shortlisted developers. Here are their offers in order of their being opened:

 

Supreme Sky: Area – 65% and now there are two deviations from our tender document

Rustomjee: Area – 91%, hardship compensation increased to Rs.11,000 per square ft and rent increased to Rs.200 per square ft.

Agami: Area – 95%, hardship compensation unchanged at Rs.10,000 per square ft and rent unchanged at Rs.195 per square ft.

 

Our earlier feeling that Supreme is not adequately serious is matched with its evidently uninspiring revised offer. Efforts to induce fair competition led to the two others improving their offer. Agami has identified and addressed its weaknesses and Rustomjee has identified its shortcomings and upped its offer.

 

Now we move to the next challenge of making a final selection by going through the appropriate processes.
