Efforts are afoot to make progress on the floor plan, the DA and other fronts. A brief
update of it is given below.

Floor Plans: On the floor plan, the developer invited us for a meeting. The meeting
was held on 20 June 2026 at the Agami office. Members of the MC and RdC were
invited. The entire MC was present and two members of the RdC were also present.

During this meeting, the developer made two presentations.

The first presentation was a summary of the questionnaire we had filled and given
him. The presentation told us about the kind of facilities people have opted for and
the kind of flat layout that people have opted for. This was presented for all the four
sizes of flats.

The second presentation was a floor plan of how the new buildings would come up.
This was more about the proportion of open spaces and built spaces. It was also
about the possible orientation of the buildings – in terms of being BKC facing, Artek
facing, Seasons facing or Shaitya Sahwas facing. Prashant insisted that this was a
very preliminary plan of his first design and he would like to make a few more plans
and present to us.

Abhishek from the PMC’s office was present during this presentation and asked a
few pertinent questions.

All members emphasised that we need greater speed than what we have seen so
far. We believe that the developer must give us two or three plans to consider at
the earliest and not just one, before we begin discussions. We are continuously
chasing him on the progress.

Development Agreement: On the DA, the meetings coordinated by Atul Thorat led
to identification of several points where we expected the DA to be changed. And,
separately, a listing was made by the Solicitor Tanna on the points of the Tender that must be considered for incorporation in the DA or should be convincingly argued for exclusion.
Krishna Tanna has incorporated our suggestions into a new draft DA and this has
been given to the developer. The two lawyers – from the Society and from the
developer were scheduled to meet on 26 June 2026 to discuss these changes.
However, this meeting was re-scheduled by the developer as the promoter’s family
representative Mr. Rahul Patil was indisposed and is likely to be held very soon.

 

Freehold: The developer is assuring that the freehold process will be completed
soon and it has been delayed due to the Monsoon Session which has kept Ministry
busy. But he is confident of obtaining the order very soon and sees no hurdle.
Advocate and UCO Bank: Last week we met Adv. Nixon, whose services the GB has
discontinued, and informed him about the society’s decision. We will discuss with
the developer and ask him to appoint a lawyer (or recommend to society for
appointment) to attend the court hearing on dates fixed by court, while the
advocates of both the parties figure out a permanent solution for the issue.
We are hopeful things will pick the desired pace.
