Many members come to me and ask when do we vacate? Many think it is already time. Not yet. We could look at being asked to vacate by next Diwali or even early 2027.

What happens during this period

1) Developer gets selected - Hypothetically let us take it as Nov 2025.

2) Now since we are on collector land, the first priority of the developer is to get it converted from collector land to freehold/ownership - known as from Class II to Class I. The shortlisted bidders have said that this conversion would take them about 2-3 months maximum provided all our papers are in order. 

3) During this period while the developer is doing the collector work, alongside we work on the Developers Agreement (DA). The DA is a legally binding agreement between us and the developer. Our lawyer and the developer’s lawyer sit together to draft the DA. In our negotiation meetings, shortlisted developers have said that Collector work + DA = 5-6 months. This period also takes into account the approval of the final design plan made by the developer which is a part of the DA. Thus, let us assume the final DA is signed in March-April 2026.

4) Loading of FSI / Approvals – Here the developer takes quite a lot of time as he has to load the FSI of the scheme – that is get all the permissions of FSI + Environmental clearance + Aviation Clearance  and others, only then he gets the Intimation of Disapproval, that is the IOD from the Municipal authorities. From DA to IOD can take anywhere between 6-8 months. We are now in Sept- Oct 2026.

Once the developer gets the IOD, he gives us a notice to vacate. Our vacation time, our corpus + rent disbursements – let us assume it takes a month or two. We are in Dec 2026.

Only after we have vacated, he gets the CC – that is Commencement Certificate or CC to begin construction.

From selection of developer to CC, developers have given a time frame of 14-15 months.
